Role summary / purpose Entry-level role in the research job family. Performs basic research to support document preparation and validate the company's land rights — researching internal/external databases and county records to determine property ownership and identify existing rights for infrastructure installation, operation, and maintenance. Supports new construction, rebuilds, major projects, and relocations. Key responsibilities • 80% – Perform Research (title/ownership research, review engineering drawings/site plans/legal descriptions, prepare real estate documents, stay current on land law/regulations) • 10% – Communication (coordinate with Business Partners, Real Estate Reps, Research Specialists, Data Management) • 10% – Data Management (submit land rights for indexing, map easements in GIS) Requirements – education & experience • Education: Associate's in Paralegal, Real Estate, Business, Political Science, Surveying & Topography, or other related field (or HS/GED + 3 years' experience in lieu of degree) • Experience: 1 year related work experience • Valid Driver's License • Notary Public (can obtain within first year) Required skills • Title/ownership research • Engineering drawing and site plan review • Real estate document preparation • Knowledge of land law and regulations Nice-to-have / preferred skills • Bachelor's in related field • 2 years' experience • Paralegal Certification • Communication • MS Office proficiency • Organization and attention to detail • Critical thinking • Self-motivation • Electric distribution/transmission systems knowledge • Surveying/engineering drawing knowledge Employment details – type, location, hours Remote office; no physical requirements; occasional onsite meetings after onboarding; must live within reasonable commute of posted location.
